When you apply for a home loan, your chosen lender will ask to see certain documents such as proof of identity and proof of income and liabilities. Use the checklist below to help you prepare all the documents you will need…
Identification
You will need to provide at least one of the following forms of photo ID:
- Passport
- Driver License
- Other photo ID (Proof of Age, Dept of Defence ID)
If you only have one of the above, you may need one or more of the following:
- Birth Certificate
- Citizenship Certificate
- Medicare Card
- Centrelink Card
- Rates Notice no more than 3 months old
- Tax Assessment Notice less than 12 months old
- Utility Bill (eg Electricity, Gas, Telephone) no more than 3 months old
Income
- Two most recent payslips (showing your name and your employer’s name
- Most recent PAYG payment summary
- Copy of employment contract
- If self-employed, most recent two years’ full tax returns
- Proof of any other income (eg rental income, Centrelink income, other benefit income)
- Proof of any Interest , dividend or other investment income
Assets
- Proof of deposit (bank statements, share certificates, superannuation statements, etc)
- Copy of Contract of Sale for existing home (where deposit is coming from sale proceeds)
- Copy of deposit receipt issued by vendor’s agent
- Statutory Declaration stating gift amount and that gift is non-repayable (if applicable)
Liabilities
- Most recent statement for all credit cards plus credit card limits
- Most recent statement for all personal loans and hire purchase agreements
- Six months statements for any existing mortgages
- Proof of rental payments (if continuing after settlement)
Other
- Copy of new Contract of Sale
- Proof of property insurance
- Fixed price building contract (if new build)
- Council-approved plans and specifications
- Cheque for upfront fees (eg Lender’s Valuation Fee or Application Fee)
